Lancer Square

Lancer Square is a mix of lavish residential apartments and penthouses with commercial space in a traditionally aristocratic neighbourhood. The buildings are beautifully bespoke and inspired by royal heritage. The prestigious job had a little bit of everything; management of all MEP plant, power, heating and cooling, and the commissioning of specialist smoke ventilation systems.

We had been working on another project for Borough Engineering Services at Southbank Place when the opportunity arose for the works here. Borough were keen to see a continuation of the great work they’d seen at Southbank, and we had responded with a compliant and competitive bid. We were pleased and highly motivated when we were awarded the contract. But there were potential problems that needed to be factored in.

A lot hinged on the availability of a first-rate swimming pool contractor, and there are not a lot of them in the UK. Lancer Square has huge pools in the spa and gymnasium, and our entire programme was built around them being available at the same time. This is no mean feat with the volumes of water concerned. If we didn’t have everything ready on the right date, we could miss our window, and this could be costly with a great loss of delivery time.
